  • Determine the best price to charge for your specific property

 

Property Marketing

  • Marketing your property to attract qualified tenants

 

Tenant Screening

  • Conduct employment, past landlord verifications as well as credit checks to ensure tenant(s) are financially qualified to rent your home

Property Maintenance 

  • Provide on-call access to tenants for any necessary and emergency requirements such as repairs or questions regarding the home.

  • Make semi-annual visits to the home to check basic items...filters are clean and installed properly, smoke and carbon monoxide detectors are working properly. This visit includes a general check on the property to ensure the tenant is caring for the home.

 

Eviction Processing

  •  In the very unlikely event the tenant(s) need to be removed, our attorneys will prepare and deliver the necessary legal notices and handle court proceedings to have the tenant(s) removed from the property. Please note this is EXTREMELY rare. 

 

Rent Collection

  • I do not collect rent. Tenant pays you directly through an online resource of your selection such as Venmo (not the service choice...this is fairly new and a small fee gets charged to the recipient), PayPal (friends and family choice) or Zelle. 

 

Payment for My Services

  •   Initial Services (rental analysis, property marketing, tenant screening) 1 month's rent 

  •   Monthly Services 8% of monthly rent payable quarterly
